Tips to prepare a Property for Real Estate Shoots
Today, we're taking a step away from the lens and speaking directly to our real estate mavens. If you're planning on having your property professionally photographed or filmed, preparation is key. Here are some insider tips to help your real estate look its absolute best for the shoot.
The Importance of Preparation.
In the highly competitive Miami real estate market, stunning visuals can make all the difference in catching the eye of potential buyers. While our expert team of photographers and videographers are adept at capturing properties in the best light, a well-prepared property allows us to create truly extraordinary visuals.
1. Declutter and Depersonalize.
Remove personal items such as family photos, fridge magnets, and personal hygiene items. Clean, clear surfaces give a property a fresh, inviting look, and allow potential buyers to visualize themselves living there.
2. Clean and Polish.
Ensure your property is sparkling clean. Dusty surfaces or streaked windows can become glaringly apparent in high-resolution professional photos. Pay special attention to mirrors, windows, floors, kitchen counters, and bathroom fixtures.
3. Maximize Light.
Natural light is a photographer's best friend. Before the shoot, open all blinds and curtains to let as much light in as possible. Replace any burnt-out light bulbs and consider turning on all lights, even during a daytime shoot, to give a warm and inviting atmosphere.
4. Stage Each Room.
Stage each room in a way that highlights its function and potential. In the living room, fluff pillows and neatly arrange coffee table books. In the kitchen, a bowl of fresh fruit can add a splash of color. In the bathroom, neatly folded towels and an orchid by the sink can create a spa-like atmosphere.
5. Don't Forget the Exteriors.
First impressions matter. Make sure lawns are mowed, hedges are trimmed, and pool areas are clean. Consider adding some colorful flowers to the garden or the entryway for an extra welcoming touch.
6. Communicate With Your Photographer.
Finally, communication is key. If there are unique features of your property you'd like to highlight, or if certain areas require a specific angle, let your photographer know in advance. We're here to capture your property at its best and appreciate your insights and suggestions.
Remember, every detail counts when it comes to real estate photography. Proper preparation not only helps us capture stunning visuals but also helps your property sell faster and often at a higher price. Here's to capturing the beauty of your property together!
